Established Coastal Homes Need Two Kinds of Review
Ocean Reef's main residential development occurred through the 1980s and continued into the 1990s, with detached homes spread between the coast, parkland, Beaumaris and the local shopping precincts. Many properties have since added renovated living areas, extra cooling and outdoor equipment.
Inside, the question is whether the original switchboard and circuits suit today's load. Outside, exposed fittings and enclosures need to remain sealed and serviceable in a salt-and-moisture environment. Does coastal air affect outdoor electrical fittings?
Salt and moisture can accelerate corrosion in unsuitable or damaged exterior fittings, fixings and enclosures. Discolouration, cracking or water entry should be assessed, but do not open or handle a fitting that may be energised.
Is an original 1980s Ocean Reef switchboard automatically unsafe?
Age alone does not decide it. The board needs to be assessed for its protection, condition, labelling, alterations and present load. That inspection may show a targeted correction is enough, or that a full upgrade is the clearer long-term option.
Can I book an urgent electrician at night?
