The Only Growth Suburb With Fifty-Year-Old Housing Stock
Most people think of Yanchep as new. Half of it is. The other half is older than almost anything else this far up the coast, because Yanchep was the site of an ambitious 1970s satellite-city project: the area was renamed Yanchep Sun City in 1970, the first houses went up in 1972, the marina followed in 1974, and eight housing estates had been released by 1976 before the money ran out and the project changed hands.
So Yanchep has something no other northern growth suburb has. It has houses that were wired before RCD safety switches were required, sitting a short drive from houses handed over in the last twelve months. Two completely different electrical conversations inside one postcode.
The rail extension that reached Yanchep in July 2024 accelerated the newer half again, and the City of Wanneroo expects the population to keep climbing for decades. That brings a third pattern with it: houses barely out of their build warranty that are already having chargers, second air conditioners, pools and powered sheds added to boards sized for the original build. Further south, Alkimos is going through exactly the same thing without the 1970s layer underneath it.

Our Yanchep house is one of the original Sun City-era homes. What does that mean for the wiring?
It means the house is older than most people assume for this far north. Yanchep Sun City started releasing housing estates in the early 1970s, so those homes are now around fifty years old and were wired well before RCD safety switches were required. Add five decades of coastal air and a string of owners making changes, and testing at the board is the only honest way to know what is there.
We are in one of the new estates. The board is brand new, so why would we need an electrician?
Because a compliant board is not the same as a board with room to spare. New estate homes are built to the standard of the day, not to the load you will add afterwards. An EV charger, a second split system, a pool, a spa or a powered shed all need a way in the board and enough capacity behind it, and boards fill up faster than owners expect.
Yanchep is a long way north. Does JEC actually come up here?
Yes, for quoted, scheduled work such as switchboard upgrades, RCD installation, EV chargers and air conditioning. Travel is priced into the fixed quote so there is nothing added on the day. Urgent same-day callouts are focused closer to the Joondalup base, and all work is during business hours, Monday to Friday, 7am to 5pm.
Does living near the coast change the electrical work?
It changes what fails first. Salt-laden air attacks outdoor fittings, weatherproof power points, light fittings, air-conditioning condensers and, on exposed properties, the meter box itself.
