Beldon was established in 1975, and the first house-and-land packages were advertised in 1977, with the show houses built along Craigie Drive and the estate marketed at young families, couples and new arrivals. It is a small suburb and it was built quickly, so a great deal of it went up to a similar specification within a few years of itself.

That has a practical consequence at the meter box. House-and-land building means a repeated electrical spec: the same style of board, a similar number of circuits, and an appliance list that looks nothing like a 2026 household's. Safety switches were not part of that package. So on an untouched Beldon home, the honest expectation is a board with no RCD protection and very little room left, and the useful question is what has been changed since rather than what was there originally.

The suburb is also turning over. First owners are downsizing, younger families and investors are buying in, and both selling and leasing bring WA's safety-switch and smoke-alarm requirements into play. Immediately south, Craigie was built a few years earlier off the same coastal rezoning, and Heathridge sits just to the north with much the same stock.

If the Board Has Never Been Touched, You Already Know Most of the Answer

An original Beldon board almost certainly predates safety switches and has no spare ways. That does not automatically mean a full replacement, but it does mean the check is worth doing before you add an air conditioner, a charger or a second oven and find out the hard way.

Beldon houses were all built at about the same time. Does that mean they all need the same work?

They start from the same place, which is genuinely useful, but they do not end there. Beldon was established in 1975 and sold largely as house-and-land packages from 1977, so the original boards, circuit counts and cabling were close to identical across the suburb. What differs is what each owner has done in the fifty years since. Testing is what tells you which of those two things you are dealing with.

Half our power points have stopped working but the lights are fine. What is that?

Almost always a single circuit dropping out rather than a whole-house problem. Houses of Beldon vintage ran far fewer circuits than a modern build, so one failure takes out more of the house than owners expect. The cause might be at the board, at a damaged outlet, in an outdoor fitting that has taken water, or in cabling that has degraded. Fault finding separates them before anything gets replaced.

We are buying in Beldon. What should we check before settlement?

The switchboard, and specifically whether it has RCD safety switches covering the circuits. WA requires a minimum of two RCDs before a home is sold or leased, and original Beldon boards did not have them. It is far easier to know where the board stands before you own it than to discover it in your first month.
