In 1969 the State Government rezoned a large stretch of coastal land for housing, and four suburbs came out of it. Craigie was one, named in 1970 after an early Wanneroo councillor. The suburb filled in through the 1970s, quickly enough that Craigie Senior High School opened in 1976, though enrolments later fell far enough that it closed again in 2003. The Craigie Leisure Centre on Whitfords Avenue is still the landmark most people navigate by.

The electrical picture follows the build. Houses of that era were wired with fewer circuits than a modern home, with fuse boards rather than RCD-protected switchboards, and for a household that ran a fraction of today's appliances. That combination explains the two calls Craigie generates most: a switchboard that has never been upgraded, and a single circuit failing in a way that takes out half the house at once.

The second pattern here is turnover. Original owners are moving on, younger families and investors are buying in, and both a sale and a lease trigger WA's safety-switch and smoke-alarm requirements. Immediately north, Beldon was built a few years later off the same wave, and Heathridge sits just east with much the same housing stock.

Craigie homes were built in the 1970s. What does a switchboard check actually tell you?

It tells you three things: what protection the board has, what condition it is in, and whether it has room for anything else. A board of that vintage often has no RCD safety switches at all, and even where RCDs have been retrofitted they may not cover every circuit. The check takes about 20 minutes and you get the findings in plain English, whether or not you decide to do anything.

We are about to lease out a Craigie property. What does WA require?

A minimum of two RCDs must be fitted before a home is sold or leased in WA, and hardwired smoke alarms have their own requirements. Both are commonly the sticking point on 1970s stock, because neither existed when the house was built. Half the power points have stopped working but the lights are fine. What is that?

That pattern usually means one circuit has dropped out rather than the whole installation. Older Craigie houses run fewer circuits than a modern build, so a single failure takes out more of the house than you would expect. The cause could be the board, a damaged point, moisture in an outdoor fitting or degraded cabling, and fault finding is what separates them.
